Seabrook Exclusives's guest rating of 4.79 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“My family has been coming to Seabrook for years, and we loved our stay at Pelican Watch. We loved having the board walk right outside the porch. That allowed us to spend a lot more time at the beach. We watched beautiful sunsets every night. We had everything we needed and check-in was smooth. The only beach supplies included are beach chairs, which is really all we needed. Also, we highly recommend Periwinkle Kitchen for breakfast, lunch, and dinner! Can’t wait to come again!”airbnb

“We had such a great time at this condo. Loved waking up and seeing the ocean and walking on the beach for sunsets. It was everything we expected. The fan on the porch made this place perfect and bearable to enjoy the outside porch so much. The pullout couch was actually extremely comfortable for adults too, HA! Only a hiccup with microwave going out and calling to let rental place know but only to find out they didn’t check it or report it. Also, toilet clogged and we couldn’t fix it ourselves but it happened as we were leaving. We would 10/10 stay again.”airbnb

“We are requesting a refund for issues with the air conditioning, dryer and dishwasher while we were there. The dishwasher had stagnated water in it upon arrival, the dryer took an entire day to dry a load of laundry. After we contacted maintenance to fix the dryer and dishwasher the air-conditioning unit quit working, forcing us to move to another unit that was much farther away from Island club and was on the first floor without the great view that we got with unit 1302. We found out later they had issues with the air-conditioning prior to our arrival.”airbnb

“This was a very spacious unit that gave everyone their own space if needed. Nicely decorated with a lot of light from the many windows in the dinning/living area. However, we thought we were going to be steps away from the beach but it's a good hike to actually get on the beach. There is a beach view across the street, but there are huge rocks that you can't get over to get into the water or walk along the beach. You have to walk a good distance to get to that area. It was a beautiful drive into the resort. Saw deer almost every day. Conveniently located to grocery and shopping areas.”airbnb

“Our place was beautiful and very clean! Location was great! Unfortunately we got there an hour early and they would not let us in early! We called and asked for a call back and no one called! Also, it wasn’t very clear on how to download the app in order to use the amenities! We should’ve been instructed to stop at the amenities center upon arrival to get properly checked in! Other than that it was a wonderful stay!”airbnb

“Sleeping is everything. All beds had springs visible or springs poking you in the back. If you did not directly see them you sure felt them the minute you settled in for that relaxing nap to get your second wind or at bedtime. The back deck had nails coming up from the decking boards. Normally screws are used on decks. Blood stains on extra pillow case when guest went to get the pillows. The “Emerson” Tv in Master downstairs bedroom not only did not work but if did it was so small we would not of been able to watch TV. The house appears to be recently turned over to an Airbnb. It provided beautiful views, peaceful days/nights but without a suitable place to sleep for young and old it was a miserable situation. The lounge chair couch in the bar area is a better option for sleep. An updated mattress in rooms is a must. Actual springs were felt in the back when on the bed. That is not acceptable but if you are a zombie and don’t require sleep it will work out fine.”airbnb
