Salt Water Real Estate's guest rating of 4.64 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Basic and bare. Not as described. Not well stocked kitchen, more like mix and match mess. There was no grill, no hair dryer ,no hangers and nothing to clean with but 1 roll of paper towels and dawn. I had to spend my own money on cleaning supplies. The place needed a good cleaning. Back deck was filthy. Dirt not sand. Last thing you want to have to do is go to store and start cleaning. TV broken for 2 days and replaced but you need your own apps to work and register. Just not as described. Realtor is slow and unresponsive to everything except TV . He laughed off anything I asked for and didn't respond. Not happy with having to go purchase hangers, hair dryer and everything else. The location is amazing but this is so way to get repeat customers.”airbnb

“I recently stayed at this unit, and unfortunately, it fell far short of expectations. The entire property is extremely outdated and in urgent need of proper maintenance and deep cleaning. Upon entering, we were immediately greeted by a strong, persistent moldy smell that lingered throughout the space for our entire stay. To make matters worse, the living room sofa was visibly filthy, with noticeable layers of dirt and grime embedded into the fabric, making it completely uninviting and uncomfortable to use. Given the current condition of the furniture and the pervasive odor, I cannot recommend this place in its present state. The host seriously needs to invest in thorough professional cleaning, address the moisture/mold issues, and update the furniture before taking on future guests.”airbnb

“This place did not match advertised photos at all. Place had a horrible moldy smell. So many items needing maintenance. Front lock was horrible, door not adjusted so that you have to pull very hard on it just to get the lock to operate. Cabinets were missing toe kick on the front, floor mat was disgusting, laminate countertops coming apart, inside of cabinets were beyond even being able to clean. Hole in wall at bedroom, another wall in BR looked like stains from months ago. Mold seeping through paint, almost looks like they painted over mold by shower. Kitchen area had a hole in ceiling that looked like it was fixed with duct tape. Couches and chairs were disgusting, felt like a layer of grime. Floors were uneven, almost like house was settling. The front was bad, broken bricks, unpainted, door had peeling paint, cigarette butts all over. Whole place needs paint. Table and chairs dont match photos. Pictures look like they were taken years ago. Would NEVER stay here again.”airbnb

“The house location is great. Short walk to the beach. The house condition was not. The steps up to the house had loose boards and raised nails, none of the outside lights worked including the entire string of lights hung. This made it difficult navigating in the dark. The electric garage door did not work requiring you have to manually lift it. The air did not cool the house properly. We were told to keep the air on 74 and that they were having a very hot summer. The back bedrooms stayed uncomfortably hot and guests in those rooms had trouble sleeping. The mattress's in two of the bedrooms were extremely firm to the point of painful. The sheets in the Master were dirtly requiring a wash. The drains didnt work well in any of the upstairs leading to ankle deep water during showers. The outdoor shower also did not work. Kitchen refrigerator missing door shelves so less storage and very old pots and pans. Kitchen did have decent stock. 3 total forks for our family of 6.”airbnb

“The smoke odor was overpowering and made it unsafe for my family, especially for anyone with asthma or children. The place was in poor condition and clearly neglected. It did not match the listing at all. We had to leave immediately. Would not recommend.””airbnb

“Location Perfect. Condo size perfect, and NEW! Cleaning Crew Top Notch! Beds in Bedroom are HORRIBLE. Squeaky in front room. Hard as a rock King Bed. Bunk Bed Room is the best option… All beds and pillows zipped up in plastic covers as if we are all children who wet the bed, and we were not allowed to remove! Linen service for towels and sheets should be fired. I messaged Host with this information at Check-In and had no response as of Check-Out 3 days later. I did tell him we would be ok, since my husband brought towels and pillows from our house for everyone….he was a day behind my arrival. It’s too bad…because we LOVED the space and where we were located, but left a day early because sleep was so uncomfortable.”airbnb

“Pros: It’s in a good location and it was nice to have a (community) pool. Bailey, the maintenance coordinator, was the lone bright spot from the staff and was awesome and very helpful! Cons: My recommendation is to hire a new cleaning crew based on a number of issues we had (no parking pass, no pool key, broken oven door, dirty bath towel left in the primary bathroom, no garbage bags (and took about 24 hours to even respond to us about a solution for that). Also the dishwasher was left full of dirty dishes for us as well. The back screen door is broken and was very difficult to operate. The furniture was extremely uncomfortable and dated and the bedding was very cheap and not comfortable including the terrible pillows. The carpets were disgusting and if pets are allowed, I would just recommend adding LVP flooring. It wasn’t a good experience and frankly we just decided to leave a day early bc of it.”airbnb

“We were unhappy with our stay. We had trouble finding our parking pass-car was towed in only a couple hours. Host was very unresponsive had no sympathy for my wife who was alone with 5 kids. It was traumatizing”airbnb

“Upon arrival, found a dead cockroach and mouse droppings on the floor and dead mosquitoes on the windowsills. There were no tissues, toilet paper, napkins, or papertowels to be found. (Had to go down the street to use the bathroom. ) Sent an e-mail message to the host right away to let him know this and that there were also no toiletries (i.e. hand soap, body wash, shampoo, conditioner) . He responded 2+ hours later saying someone would drop the items off --at the latest, tomorrow morning. So we went out to buy some things. When we returned later that evening, there was a handtowel left inside and a garbage bag with a roll of papertowels and 1 roll of toilet paper hanging on the doorknob outside the unit. Found the whole situation very disappointing. On the flip side, the location was great and the bathroom and linens were clean.”airbnb

“The location and convenience were good first and foremost. The issues came down to an unusable pool and a filthy hot tub first. The property manager stated it would be fixed every single day we were there and it never did. I sent pictures to the host about how filthy the hot tub was to the point it looked green. Then on the last night we noticed the thermostat said poor air quality due to high VOC’s and high levels of CO2. We tried to open the windows just to be safe but there were not any screens which means leaving windows wide open on the second floor with two toddlers was a big no! We ended up checking the air filter and it was probably never changed, completely brown! We expressed our concerns with the host about all the issues and he stated the HOA was responsible for the pool/hot tub and could not refund a partial amount. We understand the HOA part but you are charged a premium for those amenities but when they’re not available apparently the host doesn’t do right by the client!”airbnb
