Manager Review

RSB Living

RSB Living's guest rating of 4.77 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

Disappointing stay — cleanliness, pests, security, and appliances Cleanliness The home was not clean upon arrival. The floors left black residue on our socks, and the walls, baseboards, window sills, and door trim were visibly grimy with spots, scuffs, and stains. Pests We found small roaches in the trash can and on the kitchen table. Management said the home had recently been treated and suggested using bug spray under the sink, which we did not feel comfortable using in the living areas. Security There were several security concerns. The windows had no functioning locks, and the back gate would not lock. While the front door did lock, it appeared damaged, as if it had previously been forced open. Appliances The dryer did not work during our stay. Although we were told a technician had been sent, the issue persisted and the machine displayed a different error code when we tried again. Overall, the stay was not up to normal Airbnb standards.

The home had a musty, moldy odor when we arrived, patio furniture was missing, the shower heads were filthy, dust accumulated in number of places, spider webs in corners. It was not a pleasant experience and certainly not worth what we paid for it. We could have stayed at a luxury hotel and had much better accommodations. At this point, I don’t plan to do an Airbnb again.

A lot of things were unclear before and after booking. I had to do a lot of improvising. But outside of that, this place served its purpose.

This is not in the the city as described This is Jacinto city in the hood.. the house is ok thou obviously out of place and priced obscenely high as u can get the exact same house in Montrose midtown for less. This company also is a joke. The ad late that they allow heck we all know laws of regarding service animals. This woman proceeds to tell you that it does not matter what you think she’s $150 mandatory whether it’s a service animal or not, the Lord doesn’t matter that she has been reported to the City and is going’s for possible vacation of her license in the City on top of that when I refuse to pay for my service animal, she decided to declare property damage to a property that had no property damage to it. Mind you my dog has been a service animal for seven years and continues to stay in a kennel when he’s inside a house and is now 12 years old and I have never had one being a review on any platform ever because of my dog. She’s insane and been reported to city and state

We booked this Airbnb for Father’s Day weekend and paid over $1,200, but it turned into a complete nightmare. When we arrived, the house was extremely hot and the A/C didn’t work. The rental company claimed it had never been an issue, but there were A/C parts laying around outside. Someone came to repair it, but we still had to stay outside until almost 11 PM because the house was too hot. The home was also infested with ants and roaches. Bugs got into our food, and later that night I found my kids’ bed covered in them. When I contacted the host, their solution was to tell me there was Raid under the sink. As if that wasn’t enough, we lost power in half the house. Another repair person came out but couldn’t fully fix the issue, leaving us without full power in a hot, bug-infested home. What was supposed to be a special Father’s Day weekend was ruined. After all of this, Airbnb offered only a $354 refund on a $1,200 stay. Save yourself the disappointment and book elsewhere.

This place smells like mold and has a roach infestation. Didn't notice it until the 2nd or 3rd day. They must have a good cleaning crew.

This property was a complete catfish. The photos do not accurately represent the actual condition of the home. Upon arrival, we found a strong unpleasant odor, excessive humidity, dirty windows, duct tape around several window frames, and hornets throughout the property, including some trapped inside the windows. Another major issue was that there were other people living on the property in a separate unit. Within minutes of our arrival, a resident came to the house looking for a package and questioned whether we had taken it, which made for a very uncomfortable start to our stay. The property felt run-down, poorly maintained, and not properly cleaned. We were so disappointed that we left within an hour of checking in and booked another place to stay. Save your money and look elsewhere until these issues are addressed and the listing accurately reflects the property.

A broken AC unit can happen. How the host responds is what matters — and in this case, the response was completely inadequate. The house reached roughly 85°F inside overnight and stayed without air conditioning for nearly 24 hours. We had no choice but to leave and spend $430 on a last-minute hotel. Even though the AC was eventually repaired, it was far too late — our trip was already ruined. The most frustrating part was the lack of real support afterward. The host first offered an additional hour for check & after involving AIRBnB only a 10% refund despite the major disruption and out-of-pocket costs. This fell far short of making things right. What was supposed to be a special weekend turned into a stressful, expensive mess. I cannot recommend this property. Future guests should be aware of how poorly this situation was handled with only deflection and no accountability.

This house was not what was expected .. literally had “NO SMOKING SIGN” in bold on the wall and walked in to a cloud of cigarette smoke.. my husband had asthma pretty bad and we had our toddler with us .. We reached out letting them know as soon as we walked in they suggested a cleaner to come for us but if anyone knows about smoke it does just leave with “cleaning” We let them know it was to bad and we were going to leave and find something different and asked if we could have a refund due to the house not being as described in there description and they refused due to “policy” even though there policy was also BROKEN… instead of working with there customer they chose to get a bad review and a report to Airbnb themselves.

This is the worst Airbnb experience I’ve had. The house is not maintained well. The pool was unusable. Shock hazard by bathtub upstairs with a moldy and discolored shower curtain. The AC and fridge barely worked. AC downstairs didn’t work at all. Swing chair was broken Theatre was not set up Host was infuriatingly robotic and only offered worthless 1 hour late checkout as compensation for a terrible experience. Even after I told them we would be gone by 8:00 am. Trash bin was full of maggots and insects. I wouldn’t recommend this place to anyone.
