Manager Review

RSB Living

RSB Living's guest rating of 4.78 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

This place smells like mold and has a roach infestation. Didn't notice it until the 2nd or 3rd day. They must have a good cleaning crew.

This property was a complete catfish. The photos do not accurately represent the actual condition of the home. Upon arrival, we found a strong unpleasant odor, excessive humidity, dirty windows, duct tape around several window frames, and hornets throughout the property, including some trapped inside the windows. Another major issue was that there were other people living on the property in a separate unit. Within minutes of our arrival, a resident came to the house looking for a package and questioned whether we had taken it, which made for a very uncomfortable start to our stay. The property felt run-down, poorly maintained, and not properly cleaned. We were so disappointed that we left within an hour of checking in and booked another place to stay. Save your money and look elsewhere until these issues are addressed and the listing accurately reflects the property.

This house was not what was expected .. literally had “NO SMOKING SIGN” in bold on the wall and walked in to a cloud of cigarette smoke.. my husband had asthma pretty bad and we had our toddler with us .. We reached out letting them know as soon as we walked in they suggested a cleaner to come for us but if anyone knows about smoke it does just leave with “cleaning” We let them know it was to bad and we were going to leave and find something different and asked if we could have a refund due to the house not being as described in there description and they refused due to “policy” even though there policy was also BROKEN… instead of working with there customer they chose to get a bad review and a report to Airbnb themselves.

A broken AC unit can happen. How the host responds is what matters — and in this case, the response was completely inadequate. The house reached roughly 85°F inside overnight and stayed without air conditioning for nearly 24 hours. We had no choice but to leave and spend $430 on a last-minute hotel. Even though the AC was eventually repaired, it was far too late — our trip was already ruined. The most frustrating part was the lack of real support afterward. The host first offered an additional hour for check & after involving AIRBnB only a 10% refund despite the major disruption and out-of-pocket costs. This fell far short of making things right. What was supposed to be a special weekend turned into a stressful, expensive mess. I cannot recommend this property. Future guests should be aware of how poorly this situation was handled with only deflection and no accountability.

This is the worst Airbnb experience I’ve had. The house is not maintained well. The pool was unusable. Shock hazard by bathtub upstairs with a moldy and discolored shower curtain. The AC and fridge barely worked. AC downstairs didn’t work at all. Swing chair was broken Theatre was not set up Host was infuriatingly robotic and only offered worthless 1 hour late checkout as compensation for a terrible experience. Even after I told them we would be gone by 8:00 am. Trash bin was full of maggots and insects. I wouldn’t recommend this place to anyone.

Place had bugs on counter tops and scattered on the floor. Boogers on the walls and pubic hair and dirty all in the shower. The hot tub is broken even though the listing has several pictures of it, hidden in the description says it’s out of service. When requesting to check out after just arriving and seeing the state of the property they refused to give us a refund for ANY of our 16 day trip and quit communicating after we refused to stay when offered for them to clean it the next day and offer us a late check out “worth $100”.

We literally canceled and demanded money back from this location within 5 minutes of being there it was a cockroach running across the living room floor we had 4 toddlers and a infant then had to fight to try to get a refund in which they refused total dump looks nothing like the pictures and it had a weird smell just a overall scam

Would not recommend booking this property. They use “Luxe” in the property description but it’s far from that. You can’t flush toilet paper in any of the toilets - they have a sign telling you not to - that was a surprise to us. We arrived late at night after traveling with 4 kids and left the next morning. RSB would not refund us but due to the safety concerns and the filthy exterior amenities - we were refunded. Hot tub was cold and not operating. They had pull tabs off the drawers & an outlet socket completely hanging from the wall. Uneven bricks and broken concrete out back and a completely wrecked play set where the slide was broken and completely detached. We initially selected this home for the exterior aspects of the property. The exterior looks as if it has been completely neglected by the property management company. Exterior furniture was filthy and thick cobwebs covered the railings and outdoor furniture.

2 of the beds had bedbugs. Owner was not helpful. Denied the bedbugs were there. Even after I showed their maintenance man & had/have pictures of the bedbugs. "Central" AC wasn't working properly. Had to use "portable" AC units inside the home & 4 of the 5 bedrooms had NO AC. Also NO bowls, pots, pans & NO silverware in the kitchen. Had 5 nights booked & we left after the 2nd night after we discovered the bugs in our beds. Owner never offered even a single penny back for the inconvenience. We ended up renting another home for the remainder of our stay in the area. Worst Airbnb that we've ever experienced. Will never rent from "RSB Living" again. All around Bad experience with this one.

We recently stayed at this property and overall the home itself was as expected. Unfortunately, during our stay we accidentally left a pair of expensive earrings on the nightstand and reached out to the management company right away in hopes of getting some assistance. We understand that misplaced items can happen while traveling, however we were disappointed with the lack of follow-up and effort to help us try to locate the item. We completely understand that lost personal belongings are not necessarily the responsibility of the host, but we had hoped for more communication or support in trying to resolve the situation. While the property itself was fine, the experience left us feeling that guest support could be improved, especially when issues arise immediately after a stay. Guests may want to be mindful of keeping track of personal belongings, as recovery support will be limited.
