Let's PAC West's guest rating of 4.70 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“We liked our stay here. But were surprised by what was considered a “kitchenette”. To be fair, we stayed longer than most (4 nights) and so were more dependent on the “kitchenette” which was a mini fridge, microwave and coffee maker but lacked dishes and utensils. They did provide sponge and soap to wash dishes in the bathroom sink. It was a minute walking to the beach and we liked eating at the Sand Dollar right across the street. The parking instructions were cut off in the welcome message but it’s straight-forward parking right in front of the place. Blinds could use some work to lessen light coming into the room at night. Overall, would stay here again if we planned to eat all (or most) meals out.”airbnb

“It is a nice small property in a quiet neighborhood with a good fenced area for the pups and easy walk or drive to the beach. However, the entire outside is covered with spiders which would be okay if they stayed out! I would look and they would be on the ceiling in different rooms. Every window I tried opening had spiders in it and crawling into the house. If the spiders can be evicted than it would be a perfect stay.”airbnb

“Great location and everything is in walking distance. It was great being able to bring your pet. Heads up to future visitors. This is a very active and multi family rental. It is extremely loud and alot of large pets barking. The room is in need of an update for sure. Bathroom shower is really tiny and had some kind of substance sprayed on the ceiling. If your just there to be out and about and only stay in the room to sleep at night then it would be just fine for that. We did enjoy our time though.”airbnb

“The home itself was beautiful and very clean. Great neighborhood very walkable to beach and short hikes. What was a bit off was the hosts obviously are used to not going through Airbnb. They took almost a week to answer an important question while we still could have changed reservations. As a previous host Airbnb hounds you if you do not answer in 24 hours. The home is lovely but there are no curtains and for the few sunny days you need a face mask to sleep past 7. The reason this is not a 5 star is the highway noise. 24/7. Noise cancelling headphones are a must but even then we did not sleep well for the 4 nights we stayed there and almost left early. I’m sure noise cancelling black out curtains would help. Our condo had specialized windows for noise. In most reviews this did not bother guests so if this is not an issue enjoy this beautiful home.”airbnb

“Quaint cozy cabin, brisk 5 minute walk, only disappointment was we were excited to have family movie nights and the TV was broken… We communicated this with them promptly and it was unable to be resolved in time. We did not receive an apology for said issue.”airbnb

“Pros: Pet friendly. Location was perfect and we loved the natural light that came in during the day. We also enjoyed the aesthetic of “your family’s cabin from the 90s” Con’s: 1. Unfortunately we were unable to get the VCR/DVD player to work 2. The shower did not have hot water 3. We tried to sleep in both beds, but they were both uncomfortable.”airbnb

“Our family wanted to spend time on the Oregon Coast, but Cannon Beach was outside our budget, so we chose Rockaway Beach instead. The rental worked well for our family of four and was comfortable for a short stay, though it may have felt a bit cramped for anything longer than three nights. Traveling with two young children, we noticed the lack of a washer and dryer, which would have been a welcome amenity after days spent at the beach. That said, we really enjoyed the property's walkability and direct access to the ocean. One item worth noting is that the listing indicated there was no fire detector, carbon monoxide detector, or kitchen. In reality, the rental had all three. I would recommend that the property management company update the listing to accurately reflect the amenities provided. I purchased and brought my own fire/carbon monoxide detector for peace of mind—something I would not have needed to do had I known those safety features were already in place.”airbnb

“Amazing place except the unchanged bedding and hair everywhere. The pillowcase literally had a dirt spot from the previous guests and there was tons of sand in the bed. Thankfully we found a HOPEFULLY clean set in the closet. Checking the bedding. Cool place though just a shame it was so dirty. Also the build quality of things like the door knobs was questionable…”airbnb

“The location of the property was great and very close to the beach, which we appreciated. However, we experienced issues with the hot water during our stay. There was no hot water upon arrival, and while maintenance came that evening and it was temporarily resolved, we experienced repeated issues again the following day. The hot water would eventually come back, but it was inconsistent and hit or miss throughout the stay. When we reported the issue again the next day, we did not receive a response and ended up having to stay around the property waiting to see whether someone would be coming to address it (which never happened but the hot water eventually returned). The beds were also quite squeaky, which made sleeping less comfortable. Overall, the location was excellent, but the unreliable hot water and communication issues impacted our experience.”airbnb

“Location: We loved the view from the top floor, but several issues need to be addressed or disclosed in the description. Bed Size: The bed in master bedroom is too short for an adult and feels like a child's bed. This should be clearly stated in the listing. Safety Issue: The shower curtain rod is not secured. It fell when my wife pulled the curtain; luckily, she wasn't hurt, but it is a safety hazard. Broken Lamp: The bedroom lamp does not work despite multiple attempts to turn it on. Broken AC: The air conditioning is not working, and the remote does not respond. Confusing Instructions: We weren't given parking info, and the manual asked us to use a washing machine that wasn't actually in the unit.”airbnb
