Kokopelli Property Management
4.67Visit website
Kokopelli Property Management's guest rating of 4.67 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“We were extremely happy with this property. The amenities were great and the location was excellent for restaurants, museums and shopping. We loved the views in the surrounding neighborhood. The communication and directions to our property were well detailed and helpful since we arrived late in the day. We would highly recommend this property and would enjoy staying here again when visiting Santa Fe.”airbnb

“place was great. staff was responsive. the home gave a very santa fe vibe and definately allowed us to feel like we were integrated into the town. Only thing id mention is none of the spaces are truly private. to get to the kitchen or either of the bathrooms you need to go thru a bedroom. the bedroom doors dont go all the way to the floor and ceiling.”airbnb

“Lovely place, quiet, walking distance to Canyon Street. Stayed with another couple and the house was great for shared meals, quiet evenings and neighborhood walks.”airbnb

“Excellent location! Clean, spacious, good beds & bathrooms. The only issue was that any issues we had, we called the management company & would get responses only from other locations. 5/5 times the onsite office was closed & unavailable. Even the agent from the other locations reported there are issues on site. So basically, if everything is perfect… stay here but if there are issues, its a problem. Such a shame bc the location was amazing!!!”airbnb

“The place was nice and beautiful, and the house had everything a person would need. However, it was quite hot during our stay. I was expecting tower fans, but the fan/purifier provided took a long time to cool the room. Secondly, if a cleaning fee is being charged, guests should not be expected to wash dishes; that should be covered by the management. Lastly, the front door’s digital lock was not working, so we had to go in and out through the back door, which goes through a bedroom. This should have been communicated beforehand. When we contacted the company, they said they were aware of the issue and were trying to fix it but did not know when it would be resolved. Overall, we enjoyed the stay, but these are a few things that should be improved for future guests.”airbnb

“AC was not working, the main breaker was manually turned off to save electricity. Sweating for two nights out of three nights stay”airbnb

“NOT WORTH IT!!!!!! The casita is very pretty, but dealing with Kokopelli and it's parent management company, VTrips, was the worst part of our vacation. Before you book the non-refundable stay, they don't tell you that their instructions for everything from retrieving the key, to parking at the rental, to checkout will contradict themselves. You have to log in to their separate portal to find out that they only provide enough toilet paper and paper towels for 24 hours (which actually was a lie because there were extras, so we went shopping for nothing). The gate to exit the property is on a timer (not disclosed), and our truck was damaged when trying to exit for check out as the gate closed on us. I have been in contact with the VTrips area manager regarding the incident and she has been very helpful. They say the dogs are friendly, yet they run up to you barking aggressively and one of them nipped at my husband. That's not even everything; I ran out of characters. DON'T DO IT!!!”airbnb

“The house itself was nice and the stay was comfortable. However, after booking through Airbnb's instant book, the property management company repeatedly messaged me to sign a separate 19-page contract through an outside platform (PandaDoc). The contract included mandatory binding arbitration in Florida (not New Mexico), was governed by Florida law, used Central time instead of Mountain time, waived jury trial rights, and allowed the manager to charge the guest's credit card for a wide range of fees at their discretion. I never signed it and still had a fine stay. Future guests should know this contract is not required. It's terms were not disclosed in the listing and it's sent after booking on a no-refund listing, which creates pressure to agree. You can decline.”airbnb
