Kiwanda Coastal Properties's guest rating of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“It was a nice house but the furniture, kitchen supplies and towels could use some upgrading. The hot tub was nice to hang out in each evening.”airbnb

“This was a nice spot. The house was clean and in good condition. Quiet for the most part and a good view of the ocean on clear days. Not walkable to the beach, but we knew that beforehand. The kitchen was stocked with pots/pans and dishes. Beds were comfortable. The internet router was unplugged when we arrived, but that was easy night figure out (it’s upstairs under the TV there). The sink in the main room was clogged with hair and, unfortunately, this was not dealt with during our stay when it was mentioned on the first of 5 days. The other bathroom isnveryYou may want to bring bath towels with you. Bears do like there area and will go through the trash bin outside if there is food in it and it is not securely closed with the straps on it. The yard is fenced in and comfortable, but if your dog likes to try to escape from yards, I would suggest walking the perimeter and making sure boards are secure. There were a few loose boards my dog would have tried to use as an escape route.”airbnb

“Overall we enjoyed our stay, but had issues getting inside, and with general maintenance of the property (broken toilet seat, unmaintained exterior spaces). We know Neskowin pretty well and love the area, and we especially enjoyed being up in the trees and hearing the birds this trip! The interior selections are thoughtful. It just felt to us like nobody cared about the hospitality side or was ‘minding the shop’ despite being professionally managed. I’ve stayed in quite a few AirBnb’s so this was my first real negative experience in that regard. I think once they synchronize instructions across platforms and show a little more effort this place could be a gem. We did feel like nobody was paying attention, perhaps because it hadn’t been occupied for a while? Hence the unkempt decks.”airbnb

“everything they said was on point, the only problem was there was pet hair everywhere and other kind of hair on the beds and the beds had a very bad odor. I believe the cleaning crew did not wash any of the bedding. I let them know about it when we where there to see if they could wash the beddings but never got a response. I notified them about it again when we check out and they said they would let cleaning crew know about it but did nothing for me.”airbnb

“It was great! We had a wonderful time, right by the beach. We had 2 very small issues. First was finding the place, the service is very poor there so just make sure you have the map they send you before check in screenshotted. The second was parking, it is advertised 2 parking spots, 1 is in the garage, the 2nd is directly outside the garage. The garage was full of bikes and chairs and other things. We were able to move things around and fit out car in there. I felt prior to booking that was not communicated well enough, but it all worked out in the end. We had a great stay.”airbnb

“Amazing space. Super clean and will probably come back again. The only thing that was tough for us was a non flexible check in. Would have been nice to have been able to be let in a little earlier than 4pm. Overall great place.”airbnb

“Great get away spot. The house was cool, lots of things in the kitchen to use. Didn’t feel how the pictures made it look, almost felt and smelt like I was in a boat. Lots an animal hair in bed sheets and on couch, almost like those areas were missed when cleaned. Limited bath soap and toiletries, so make sure to bring some. Was a cute little house though, would give it a second try.”airbnb

“The location is lovely! Beautiful view, located on a dead end road. Hot tub was perfect! The place is super cute and functional, though it is in need of a serious deep clean. Ants were all over in the kitchen and found some in the bathroom as well. Though we do understand Spring tends to bring pests out, it's also important to be proactive during this time of year. Garbage and old food from past guests was seen behind and beneath the couch recliners. A welcome mat for pests. Also, the coffee provided was expired by two years. Once given the attention this cute little rental deserves, it would be be a 5 🌟!”airbnb

“It was a beautiful place in a gorgeous setting! We had a few issues (propane tank was empty resulting in stove and fireplace not working) and the back door didn’t lock. Responsiveness was a bit delayed but lovely place overall”airbnb

“Everything was fair except the dining room chair snapped as my brother’s girlfriend (130lbs) sat in it. As the back of the chair broke off she went down too and smacked her head against the ground. After reporting the incident to management they said “sorry about the chair”. Fairly inconsiderate, considering it could have been a very different outcome if it was someone of a larger size.”airbnb
