This was the worst vacation rental experience our family has ever had. After a 17-hour drive, our family of 14 arrived at 12:30 a.m. to find the home we rented occupied. Using the access information provided, we unknowingly entered the occupied home. Police were called. This was a serious safety issue that should never happen. Airbnb relocated us twice. The first replacement slept only 8 people despite our reservation for 14. We lost vacation time moving, canceled grocery delivery, and missed planned activities. We chose this home because it accommodated our family and had a first-floor primary bedroom and easy beach access for my husband’s mobility needs. Bunk room for all the cousins and a game room. The replacement homes did not. Mistakes happen, but no guest should ever arrive to an occupied home. Based on our experience, I cannot recommend booking with BeachesOf30A.

I regret having stayed here. This was our first trip to Seaside and we planned months in advance. However, I was really upset after a few days there and felt I was ripped off. For example, we ran out of toilet paper in the house after a couple of days and I asked if some more can be dropped off and I was told that the house provides a “starter set” (1 roll) for each bathroom. This “starter set” also included a small bar of soap, a day use or shampoo and conditioner (sample bottle size), two trash bags, and two dishwasher pods. So you’re paying over $1000/night for four walls and a roof basically. Also, we bought meat for the week to BBQ but the BBQ hadn’t been cleaned in ages and would blow up into a grease fire as soon as I let it heat up. I asked them to clean and they said they would and never came. Unhelpful property manager that was rude to deal with. Furniture is old and barely usable. We won’t return to this rental - but will make Seaside an annual trip as we love the town.

The Heron's Nest met our needs, backed up to a wooded area and was very quiet. The kitchen was not as well stocked as it could have been. Garbage instructions were unclear. Bear straps must be removed once garbage is out for pickup. We were told they forgot to send us a reminder with details the night before so they did come empty the garage. The closest public beach area is small and very crowded. Parking is limited at the public acess but there is some street parking. Not very tent friendly, due to crowds so we suggest bringing umbrellas, or small umbrella style tents. It is walkable but not for small children. Florida does not allow public access to the beach areas in front of private property which creates an over-crowding on the public beach. The pool is a short walk and very nice.

Super disappointed that it was not a 3-minute walk to the beach as we would not have rented this property for that reason. A super busy 4-lane highway is between the subdivision and the beach. We did communicate this and lodged a complaint because of the inaccurate Airbnb description. iTrip told us they have updated their description but Airbnb has not. Apart from all that the house was great, well stocked, comfortable and had super comfortable beds.

The house was clean, and the bedrooms were comfortable with well-maintained beds. The kitchen was well stocked with clean utensils and cookware, which was appreciated. However, the living area was much smaller than it appeared in the photos, making the space feel cramped. The bathroom was also quite small and congested. The shower setup was particularly inconvenient, as the shower head was positioned directly overhead with very limited space, making it difficult to shower without getting your hair wet. Additionally, only two dishwasher pods were provided, which was insufficient for our stay. Overall, while the property was clean and functional, it did not meet our expectations based on the listing and was not worth the amount we paid.

The home was beautiful but it was not clean at all. If you didn’t have shoes on your feet were black. The showers and bathrooms were filled with hair and grime. The location was mot convenient to the beach, the pool is so small for a whole community. Was pretty disappointing.

Overall, great location and it was easy to get to Bar Harbor and Acadia. However, we were disappointed by the lack of basic kitchen essentials (no baking sheets, cutting board, salt and pepper, etc.). Great if you want to stay in a standard cabin close to Bar Harbor and the park!
