Manager Review

IMD Miami

IMD Miami's guest rating of 4.77 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

We really enjoyed our stay and had a great overall experience. The location was excellent, and we’d definitely consider staying here again. There were a few minor issues that, while not deal breakers, added up during our visit. A few kitchen cabinets were broken or off their tracks, the shower nozzle needed repair, and only two small bottles of body wash were provided for our four-night stay. The unit had several coffee makers but no coffee pods, and the laundry detergent container was empty. The many light switches also made it difficult to figure out how to turn lights on and off. Most of our frustrations were with the building itself: several elevators were out of service, the rooftop pool was unexpectedly closed one day, and there was a planned power outage on our final day that was never communicated. Overall, we enjoyed our stay, and with a few small improvements, it would easily be a five-star experience.

We had a wonderful stay at Allican’s apartment in Miami. The apartment was modern, spacious, clean, and very comfortable, and we especially loved being directly across the street from the beach. The bed and sofa were both very comfortable, making it easy to relax after a day out. A few small improvements would make future stays even better. For guests who like to cook, it would help to have a few more stainless steel pots and pans, since there was only one and the others were badly scratched nonstick ones. It would also be nice to have more essentials stocked, such as extra toilet paper, paper towels, additional laundry detergent, and toiletries like body wash, shampoo, and conditioner. We also received repeated stern messages about checkout time, which felt unnecessary since the policy was already in the house rules. The toilet was also very loud when flushed and may need maintenance. Overall, we really enjoyed our stay, appreciated the excellent location, and would happily stay here

I have stayed at the Boulan before and this was my worst experience. There we roaches in the unit and when i told the host her response was the weather or maybe a previous guest. She wouldn’t switch our unit or offer some sort of compensation. we paid way too much money for it to be a bug problem. the water in the bath and shower were also really cold the water didn’t get hot at all. great location lots to do, beautiful condo but the roaches bring it way down and not worth paying over 1k for.

Issue was first after checking in a cleaning person was still in the room smoking a weed pen. While he was there we noticed a door was was locked, which was the second bedroom door. It was eventually opened up but at this point it started my trip off pretty annoyed. Place was clean and nice. Another issue i had was the door code it was the room number backwards. Having many valuables such as watches, cash, and clothing I didn’t feel comfortable with that code. This caused me to stay for the first night home because of the paranoia. Could be very superstitious to me but that’s a very obvious code and when you have a lot of money worth of stuff it doesn’t sit right in your stomach. It was eventually changed but it did take a full day and a half. Also pool and balcony access was not available but that was mentioned before booking.

Fairness is most important in any transactions. The apartment was super clean and nicely furnished. Great location and host easy to get in and out. A lot of good things in this apartment. Only issue is during my period there is the building is undergoing construction and that was a bit noisy at times. They do start early in the day. I wished that we were informed about that prior to the booking. My main issue is that we booked for four guests and then we added another person that will replace two peopled the guests leaving and we got a huge charge. And when we the fifth guests cancelled and we got a portion of the refund we did not get it refunded. This is not professional. So watch out for any changes to your reservations. Last minor issues is the blackout curtains in master bedroom don’t work and our host sent someone to fix it and we found out that he already knew about it but did not fix before we came. Long story short they semi fixed one and other went bad. It’s a bad system.

The location was great, but unfortunately the cleanliness didn’t meet expectations. The kitchen was lacking essential tools, and a lot of amenities came at extra cost. With no parking, it felt less convenient. Overall, we’d give it a 3 out of 5

Location was amazing super close to every where we wanted to go, miami beach was only a 15 minute drive parking garage near about a 5 minute walk. I just wish the hosts had better communication, we had troubles with the AC and it took a few hours for answers and was still having to ask the question again the next day. This place had an amazing pool and gym area. Also check in was easy.

Cons: - No washcloths or paper towels provided. We bought some from Target. - For 2 people, we were given 4 big towels, 1 face towel, and 1 hand towel - We were told that nothing could be flushed down the toilet (including toilet paper) the day of check in - Bedroom TV only had live TV - I communicated with 4 different people from booking to check out which can get confusing. And it took over a month for one of my messages to get a response (I had to follow up). - Check out is at 10am but there was a cleaner (I assume) standing outside of the door at 9:30 (maybe even earlier). As soon as we opened the door to take out trash, she asked if we were checking out without even saying hello first. We felt rushed. Pros: - walkable location - friendly hotel and restaurant staff - clean sheets - quiet neighbors Overall, we loved the location but wouldn’t book again. And it would’ve been nice to know some things beforehand or have it in the description.

While the apartment is great: very spacious, with a nice view, well equipped, clean, at a great location, and easy to check into, there was extremely loud noise that disrupted our stay. Incredibly loud drilling above and below us. Host purposefully used vague and partial disclosure to get bookings: “Due to scheduled building repairs, the pool and pool deck area are currently open only on Saturdays and Sundays” which is focused on the amenities and gave the false impression that only pool schedule would be impacted. In reality, the loud drilling started at 10am and went on throughout the day, literally within the apartment. Horrible for someone’s vacation. When we pointed out the issue to the hosts, they told us they’d offer a 10% discount, then pulled it back in a threatening / coercive manner. Airbnb Support was able to give us most our money back, but this is because we had strong argumentation and evidence and would not back down. Not because of the hosts’ good grace or kindness.
