Manager Review

HostWell

HostWell's guest rating of 4.71 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“This is a large, beautiful home overlooking the San Francisco Bay area. It has three bedrooms with 2-1/2 baths. If you like luxury, this is the place. While we did have an issue with the air conditioner not working when we first arrived, the management company was pro-active and had the issue handled within a couple of days.”

“Booked for a business trip (me and my coworker). We checked in around 8 pm and the house was freezing. The Nest thermostat would not heat past 64–65°F no matter what we tried, the fridge light didn’t work, and the master shower never produced hot water, even after 10 minutes with the lever turned both ways. The rooms smelled musty and damp, the carpets were extremely worn out, and the photos do not match the actual space. We reported the heat and water issues promptly but nothing was fixed before we left for work after an extremely cold night. Instead of helping, the host questioned our troubleshooting and said they saw “no legitimacy” to our claims. We were told we were responsible for cancelling and for all nights booked. We do not recommend this stay. The host is not helpful. Please confirm heat and hot water work before booking.”

“The TV was non functional. The remote control was never found despite 2 communications. We could manually turn on the tv but could not receive a video signal.”

“the stay was decent and a good value, but several issues affected our experience. Arrival instructions for opening the gate were unclear, and after arriving in the evening, the neighborhood did not feel particularly safe, making us uncomfortable leaving our car on the street.Communication was difficult. Calls went unanswered, and we only received help through the Airbnb app after some delay. The property appears to be managed by a management company rather than the owner, and there seemed to be poor communication regarding maintenance and property conditions. The downstairs bathroom was not clean upon arrival. When we raised the issue, the response was defensive, and we were told to wash the bath mats ourselves if we wanted them cleaned, which felt inappropriate given the cleaning fee. While the layout worked well for our group and the location was convenient to downtown SF, the cleanliness concerns, communication challenges, and neighborhood made this a stay we would not book again”

“Private experience in a shared house, good for short term stays, great shower.”

“This "Luxurious Hillside Home w/AC" does not have working AC. It was 85 degrees inside on the lower floor, 90 upstairs. The host advised to open the skylights, which were _also_ broken and did not open. I once had something go wrong with heat when staying with a host in winter, and they were so nice, and hard working - willing to refund or do anything to make it right. Things happen and that's still a 5 star review in my opinion. But not this host! They offered another property (not the place I had picked out paid for). They acted as if that, plus a tiny discount should solve everything. So, a bait and switch (rent one thing, get another), and $217 back on your $1374 rental. I was not happy, and asked for a larger discount at least. They became nasty, saying "well you chose to stay there anyway" - and accused me of "review extortion." Beware, don't book with this host unless you like having that kind of experience, and then being talked to that way.”

“The room was clean and roomy enough for my wife and me. It is located in a very nice neighborhood. There was one problem, however. The owner of the building who lives on the second floor is a member of a rock and roll band. Three or four of the six nights that we were there, the band was practicing in the evening, and the music was very loud. Quiet time began at 10 PM, and most of the evenings they finished before 8:30. Still, it was very loud and while 8:30 PM and 10 PM may not seem so late, we had come in from the east coast so to us it seemed like 11:30 PM and 1 AM.”

“I almost never write negative reviews, but this was by far the worst property I’ve stayed in for the price. The place was outdated and poorly maintained, the shower head was broken, and there was no washer or dryer available. The overall experience was extremely disappointing and definitely not worth the money. I would not recommend this property.”

“All in all, not the most horrible experience, but not the greatest either. Pros: The house is clean, updated, beds are comfy; at night its quiet. The property is near the freeways. The water heater functions well; and hot water availability is quick. Linens and towels were clean and plentiful. Internet was reliable. Cons: This part of West Oakland is not safe and not walkable. This property is owned by a corporate trust and managed by a cleaning company that also does property management. There was a strong smell that was worse when the heater was on, and the property management person gaslit me saying that it was “It’s also a little strange that your check-in was two days ago and only now you’re complaining about a smell”. They scheduled someone to clean the heater vents who confirmed the smell, and the cleaning helped. A different person who rented the unit also noted a strange smell so it’s not just me, my colleagues, and the HVAC guy.”
