Hospedanos's guest rating of 4.59 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“My wife and I have stayed at the unit before. We found that it met our needs. This time was different. We arrived in the evening after dining with family members. Accessing the room was easy. We immediately put the AC on but it was not functioning. After playing with the remote and circuit breakers (I consider myself good at trouble shooting problems), I called the host’s number but the office was closed. I left a message. After 10 minutes or so, I texted a number that I had. After a bit I received a text asking me to reset the circuit breakers. I did it again. I also sent pictures of the unit which was getting power, the remote and circuit panel. I also asked for a call to walk through the issue- perhaps I was not doing something correctly (there were no instructions on turning the AC on/using the remote). After 10 minutes, Igor a message saying there was no one available until the AM to check it out. I responded asking what I should do. Silence. We then left.”airbnb

“Great value for the location. The interior was beautiful and uncluttered. Walking distance to great restaurants in Coral Gables. Very quiet and safe neighborhood. Bring earplugs if you’re a light sleeper. There is no sound barrier between floors. This feedback is for the owners of the property. We own a vacation rental and recently went to self management. The host was ok at communicating but not great. Initially the door codes were not shared. We showed up at 6pm and it took a while for them to respond. No one answered the phone when I called. We made them aware of a bug issue and even offered to set off a bug bomb. Nothing was done. We asked for clean blankets but that didn’t appear to have been resolved based on the smell of the blanket. The kitchen was not well equipped and the coffee machine was old and dirty. They had mismatched dishes, glasses and cups. It is the small details that set one place apart from others.”airbnb

“Overall inside the Apartment was nice but the outside was dusty and there was garbage all over the yard. Had to wait almost three hours to get into the apartment because the keypad batteries was dead.”airbnb

“It felt a bit strange that there weren’t even basic kitchen amenities like salt and pepper. We were 3 people staying for 9 days, but we were only provided with 2 toilet rolls. When we asked for more, we were told that we would have to buy them ourselves.”airbnb

“I booked three days with friends, left after one night. Totally worth losing two nights of the cost. - Floors inside were so dirty my feet were black with an hour. - The lock of the front door barely latched on and looked like it had been patched up from being smashed through multiple times. - The location is bad, there was litter and what looked like drug baggies on the front lawn and someone passed out for hours on the street corner. - shower has a clear panel of glass at chest level. - Pots and pans in the kitchen were dirty. - Poorly patched up hole in doors. Somehow they hade evidence the apartment had been cleaned before our arrival. Perhaps they just forgot to clean the floor, pots and pans.”airbnb

“Pretty clean. Relatively good location - was close to a grocery store and restaurants. Neighborhood a little bit boring other than that, not much to see in the area. Minimal furniture which was a little bit unfortunate, and one of the nightstands was not in good condition. Windowsill in one bedroom had strange small black dots that were never addressed despite me reaching out to the host. Only had salt to cook with, but did have coffee machine, toaster, etc. and plenty of pots and pans/cooking utensils. They would not provide any extra shampoo, conditioner, or body wash despite us being four people staying for five days.”airbnb

“Our stay here was nice! The building is near the beach and our room was clean upon entry. We did have to wait an extra hour and a half, though, to check in because AirBnb had not communicated sufficiently with the building.”airbnb

“We had incorrect instructions for entering the condo but we did eventually get in using the front desk at the condo. That was stressful for us. The inside of the condo was just ok. We did t love our accommodations. The microwave went out on us and the first day we had maintenance in our condo all morning through lunchtime working on internet connection so that was frustrating. The elevator situation is the reason will not come back to this condo. We waited probably 15 minutes every time we had to use the elevator and everyone crammed in there because they were tired of waiting. It was so bad we chose to walk the steps to the 20th floor a couple of times. Our beds were super comfortable and we loved the location, but that is all we liked about it. We will not be back.”airbnb

“I had a very disappointing experience at this Airbnb. Upon arrival, the floors were visibly dusty and covered in crumbs, which immediately made the space feel unclean. There were also no towels provided, and we had to wait about two hours for someone to bring them after contacting the hosts. To make matters worse, we were woken up by loud banging on the door with no prior notice so they could come in and fix a faucet, which was extremely unprofessional. The bed in one of the rooms had suspicious white stains, making it unusable, so we had to sleep in the other room. That bedroom was very small and had no closet space, forcing 1 guest to keep her belongings on the floor. Communication was also frustrating, after 4 PM, we still didn’t have the door code and had to call and wait a long time to receive it. I asked about early check-in and never got a response, but when I requested a late checkout, they quickly declined. Despite having multiple hosts responsiveness was poor. Don’t recommend”airbnb

“This is advertised as a "few blocks" from Coco-Walk and close to Brickell. It's actually a 29 minutes to walk to CocoWalk from the apartment. Brickell is also wayyyyyy over there. (The host should really update this. I didn't care much about the location as I was just there for work & have been living in Miami for many years.) The very thin windows had toilet paper stuffed in most of them, I guess to try and keep air or noise or both from coming in. Another one had Electrical tape to do the same which was falling off. This is RIGHT NEXT TO THE MAIN US1 HWY & THE MONORAIL IS VERY VERY LOUD. You can basically count on it to start around 5am and then come very often. Also, US1 or Main Hwy is right there and is very noisy. The host should really have made it clear that is was crazy Noisy & not "just a few blocks from CocoWalk" but a block away from the monorail & a block over to US1. The busiest street in MIami. I ended up leaving a night earlier. It was very cheap.”airbnb
