Gulfsands Rentals, LLC's guest rating of 4.74 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Good location. Just a few steps to the beach. My bed was comfortable. My sister said hers was not. The AC worked very well. If you are looking for flexible check-in, this is NOT the place for you. Even though the cleaning crew had left(2 hours before our check-in), we were told that we could not even use the pool or have access to the beach! Very disappointing. I have been a member of Airbnb since 2014 and this is the first time I have ever been turned down.”airbnb

“Couches was stained badly all furniture outdated and in need of repairs. Beds in upstairs some of the legs are broke off and beds uneven. A little messy and not thoroughly cleaned. It seemed outdated. Walls was dirty and scratched up. I would not book again. Location is only thing that was nice”airbnb

“Great location and view. It had easy access to the beach as well. The parking is a little tight but works. The owner did hit us with an extra cleaning fee after we booked that increased the price from it's listed price.”airbnb

“Location is great , easily walkable to many restaurants and the double sized balcony was great for a beautiful view of the beach. However this place needs some TLC and a deep clean. There were stains on the curtains, a LARGE buildup of dust and debris in the bedroom window, grime and dust build up in the bathrooms. There was a flat sheet in place of a fitted in the king bed and it didn’t cover the mattress. We purchased a comforter while down there because the extra one was stained. One of the pots was splattered with leftover food and moldy specs, which had us eating out more than expected. Just not as cozy and comfortable to come back to after a Long Beach day.”airbnb

“We’ve stayed in beach front condos for 12 plus years. This unit had everything we needed but just the building itself seemed a little old and in need of some updating and maintenance. Hot water ran out very fast. Host was a little put out and rude when I called with a question upon check in. Have stayed in much nicer for the price.”airbnb

“Host is very unresponsive and unhelpful. It took 8-20 hours on average to hear back from them. This place is run by some rental company which owns 48 listings on airbnb in Golf Shore and their employee casually takes their time in replying messages at their convenience. We paid premium price and didn't receive basic service - answer questions promptly. Our inquiries include door code for check in, late checkout policy and if we could pay extra to stay later. Even though eventually we were granted early check in, the whole process was like slowly squeezing out the last bit of toothpaste. The host always left my questions half answered. Then my inquiry to late checkout took as long as 20 hours to get an initial answer. After 20 hours, the host said we could late check out at 12pm. We offered to pay extra to stay till later. guess what, NO RESPONSE for another 20 hours. The Lack of communication and unresponsiveness has caused tremendous trouble and stress for our trip.”airbnb

“The location is perfect. Right on the beach and across the street from a store, restaurant, and ice cream shop. Loved being able to walk right down to the beach. The room was okay. It was very stocked with towels and blankets but the washer was molded all around the inside seal and main bedroom was more like a full size than a true queen. I think it would be better if it were actually owned by an individual rather than a management company.”airbnb

“I wish I could rate the host and the condo separately. The property is a 5/5! it’s in a perfect location with a gorgeous view, clean, and well-stocked. We loved being walking distance to the beach and shops, and the price was great. However, the host was a 2/5. Before booking, we asked if an early check-in was an option to accommodate traveling with small kids Jim said it was possible but not guaranteed, which we completely understood. The issue was that when we followed up 24 hours prior and on the day of (twice) Jim totally ignored our messages. Being left in the dark with kids was unprofessional and stressful; we finally got check-in instructions only after we had already arrived. There was also friction regarding my ID. Jim initially refused it because it showed my full legal name rather than my Airbnb preferred name, which required an Airbnb support request after which he accepted it. If you can navigate the communication hurdles, the condo itself is a wonderful place to stay!”airbnb

“Mostly great, however pull out bed didn’t have linens/blankets and only had 2 dish washer pods for 5 days. Other than that no complaints”airbnb

“We love staying at Royal Palms. The condo was the perfect size for us and had everything we needed. That said, the experience with host Jim was disappointing. He uses a mgmt company to handle everything, so you deal with them for the over-the-top check-in process (uploading your license and signing a rental agreement). We arrived late at night and discovered they’d never sent us the door code. We messaged Jim and got no response. Luckily, we reached out to the mgmt company and they sent the code. The next morning Jim messaged us saying he “doesn’t respond outside of business hours.” Not a great response from a host when guests are locked out. The unit itself felt overall dirty and neglected. There was a lot of rust, ceiling stains, mildew in the shower, and the appliances needed to be wiped down. It felt like nothing had been updated or deep cleaned in years. Jim just collects a check and lets the mgmt company deal with everything. Cleanliness and value for the price weren’t there.”airbnb
