Manager Review

Guest Haus Company

Guest Haus Company's guest rating of 4.60 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

Home is older but parts renovated so inside we noticed a smell right away, bearable. Kitchen is stocked but there are a lot of older pieces, burned or chipping pans. Very dim lighting upsatirs but really bright downstairs. Pathway to front door can get very muddy and hard to see if you don't use a flashlight. Encountered a couple of roaches inside during our stay, one dead one live in a shower. Hand and shower towels smelled musty, living room carpet was covered in white pet hair. Both upstairs showers leaked water no matter how tight knobs were shut, notified owners by airbnb message who said they'd notify maintenance first thing next day and never heard back, no one came to fix. Our 3 vehicles were infested with small black ants which took several days for all of them to die or climb out. We used spray and sticky liquid traps. Other than all this we enjoyed our stay, garage and pool table were our favorites! If you stay here we reccomend the safari 8 minutes away, animals are cool!

This is my first time reviewing a property at less than 5 stars. We had considerable disappointment with this property. We were told 10 days before our trip that the hot tub was broken. I also messaged the morning of check in to ask if it was repaired and was told no. It was still out of service. The last day of our trip we asked the maintenance man who was servicing the hot tub if it was fixed and he said it wasn’t broken in the first place and he had no knowledge of it being broken. We picked this property because it had a hot tub. Things are very dated with wallpaper peeling off the wall in the bathroom. The downstairs bedroom has zero carpet with rugs laid over the floor still exposing concrete. The keypad on the door would not come on because it needed a battery so we had to use the other door. The top level of the dock is completely unsafe to be on. One out of three tvs in the bedrooms worked. We asked for a partial refund for the hot tub being broken- no reply.

Kayak and floats missing but included in photos. Crib missing but had been advertised as an amenity. In general the photos are nicer than the actual place.

The location was nice to swim and enjoy. However, the stove and oven was broken without maintenance the entire time. The hot tub was also down the entire time. The lights did not work over the dining room or along the deck. The deck is also very broken and is a concern for safety, the boards are broken and lifted. Although my family made the best of it, I would not book this location again and I do not recommend to families with children.

I carefully research our family vacations, and this property was advertised as having deep water and excellent boating conditions. Instead, the shallow water near the dock created a serious safety hazard for boating and water sports—the primary reason we chose this rental. We even struck our boat’s propeller on the lake bottom. The upper deck also has rotting boards that pose a safety risk, especially for young children. The home’s condition was equally disappointing. The kitchen was dirty, cluttered, poorly stocked, and not guest-ready. There were not even enough forks for everyone in our group. We agreed to pay for the two nights we stayed but requested a refund for the unused portion because the property was unsafe and misrepresented. Our legitimate safety concerns and the obvious deferred maintenance were dismissed. We left feeling like just another reservation rather than valued guests. We are currently disputing this with airbnb. We would not recommend Guest Haus Company.

Exceptionally disappointing experience. Downstairs tenants were unexpected (the listing said ENTIRE HOUSE), loud, and banged on their ceiling (our floor). We could smell their cooking through the vents, and the water heater was obviously shared because sometimes the hot water would be gone. Hosts were cold and unsupportive when we kindly asked for a refund for just one of the two weeks we booked. Body wash bottle had dawn dish soap in it. The place was very dirty and didn’t look like the pictures. Overall we felt scammed and had to pay for two weeks even tho we had to leave after three days. After combing the listing, we saw it said at the very bottom ‘there is one downstairs tenant’ (very shady not to be upfront about this). There were TWO tenants. Parking was an issue because of so many cars. The hosts wouldn’t budge and charged us full price. Worst Air bnb experience hands down. We were looking for a peaceful getaway and got the opposite.

Unfortunately, the list of issues felt endless. I had concerns as soon as we arrived and saw the grass and landscaping overgrown to what appeared to be over 2 feet high. I mentioned it in case the owner simply needed to remind the landscapers, but the issues continued from there. The biggest problem was the toilet repeatedly malfunctioning. With three teenage boys staying in the home, a working bathroom was essential. Despite reporting the issue, I ended up fixing it myself multiple times just to keep it functioning. We also had privacy concerns, including a neighboring camera appearing to face the large kitchen window with no blinds or curtains, and a damaged master bathroom window that reduced privacy. Combined with the non-working TV, bugs in the home, stained blankets, limited towels, and other maintenance issues, we ultimately chose to leave early. In our experience, the property did not meet the expectations set by the listing. BAD got 1 night credit and host no response!

We arrived to a completely dark home inside and out. We had to walk around weeds along the walkway and roofing tiles on the ground. Upon entry to the house, it smelled terrible and there were dirty bathrooms, blinds, and stains on the furniture. The pictures looked nothing like the actual property. When we came to the house midday there were 2 cars in the driveway and people brining things into the lower level. Material on the floor of our unit suggested they had entered our unit while we were gone. Felt unsafe.

While the property was well-maintained and clean, I am writing to express my dissatisfaction with several issues encountered during my stay. Specifically, two of the showers were not fully functional. One shower head was inoperable, while the other sprayed water upward toward the ceiling. When I contacted the host regarding these issues, the response provided was insufficient, and my subsequent follow-up went unacknowledged. Additionally, the closers on two screen doors were broken. This posed a significant tripping hazard, particularly for a member of my party who requires assistance. While the home has been renovated, the quality of the workmanship appeared substandard. Given these maintenance and communication issues, I feel the experience did not reflect the price paid for the accommodation. I look forward to your response regarding these concerns.
