Manager Review

Fort Morgan Properties By Reed Real Estate

Fort Morgan Properties By Reed Real Estate's guest rating of 4.58 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

This property is very nice. Roomy. Great location. Catch flounder right from the dock 😃! Highly recommend it.

Upon arrival, we immediately noticed the grass needed mowing. We put our granddaughter in her walker and her feet became black from the dirty tile floor. The rest of the house was clean. I fixed the rear screen door because the screen was falling out of the door. The house and bedrooms were spacious. The open style kitchen, dining, living spaces was nice. All bedrooms are on the sides of the main areas. There were more than enough utensils and pots/pans. The screened porch was great. The dock was in great shape and we caught trout and crab. The front and back decks need some attention though. We had 7 adults and 1 infant and the house was great for that amount of people. Its about 15 minutes from Gulf Shores and that was fine for us since we could get away from the hustle and bustle. All in all, we enjoyed the house and dock. Just a few things need to be addressed and it would be a stand-out rental.

The house as a whole was good. The dock and pool are as pictured, both small, but worked well for our use. The dock is against a seawall and very high above the water, so you can't launch a kayak or swim from the dock. One major issue for us was that one of the "bedrooms" doesn't have an AC air vent so it was extremely hot. So much so that it could not be used to sleep in. We had to put an adult couple in with children in the bunk room. When I asked the property manager they offered a large fan, but considering there was already a fan in the room we didn't see how adding another fan to push around hot air would work. No other solution was offered. If the homeowner wants to continue to rent a home in the south during summer they really need to add an AC unit to that room or not consider it a bedroom.

The property itself was great, very close to the beach however we picked a bad time to go since the Gulf was inundated by sargassum seaweed.

Our fridge did not work correctly for the entire weekend. They had two different maintenance men come out without success. And have been unwilling to give any compensation what so ever for the hassle of camping. For $4,000 I expected a cold fridge since we had babies that need their milk chilled. No extra essentials available-paper towel, garbage bag, dish soap, salt/pepper etc.

Overall we had a great stay at this house! It’s quiet, very clean, very nice home decor, loved the kitchen, and as described in listing. However, I did not love that I had to sign separate contracts outside of the air bnb website, and that we had to stop at a rental office to pick up a “welcome packet” before we could go to our house. The welcome packet was literally just the door code and checkout instructions, all things that most hosts just send through a message on the air bnb app. The walk to the beach is very easy, about 8 minutes. The shower outside of the house did not work, but they did have water hoses to rinse sand off at least. Like I said, overall a good stay and would stay here again.

This house needs plenty repair and upkeep in order to ask this price nightly… All furniture on the decks were rusty and fabric dry rotten… Toilet whisled all night. Patio covers leak, your not able to sit out when it rains. Definetly needs a dumb waiter or an elevator to unpack! Parking area floods when it rains, messy! Ice maker not working and filthy. They knew I was coming there 2 months ahead and when we complained about the ice maker, he said, if you want to wait 4 hrs I can clean it! Shouldn’t this have been done before we got there. Ready to leave and you have to save dishes from dishwasher or you’ll get an extra charge SO ,,,,, NOT WHAT AIR BNB USUALLY OFFER… Price ridiculously HIGH for what they offer…

Great location. We really enjoyed the porch and the family history of the home. Understand that this is through Reed Real Estate(read the fine print and you will see you are signing your life away and agreeing to potentially be charged a 100 different fees outside of Airbnb) …not that we had problems just DEFINITELY worth taking note.

They moved us from the house we booked and claimed it would be an upgrade because it had a pool. However there was broken glass all under the house there was trash all around the pool along with 4 dead mice in the pool. The pool wasn’t properly grounded so it would shock you while you were in the pool. the inside of the house also wasn’t clean. As a result of these problems we had to constantly contact them and there were people in and out of the house the whole week. At the end of the week we were told by someone that came out that it’s a new property and they haven’t maintained it before so hopefully our stay didn’t reflect their homes
