Millbrook is a beautiful historic property. The rooms are large and the beds were comfortable but it has not been kept as we had expected. Even with communications prior to booking & our arrival we were greeted with overgrown lawn & gardens, inoperable lighting on the staircase & all of upstairs, dirty & disheveled back patio, the pool gate was locked with a “pool closed” sign and the primary bathroom, kitchen & floors needed a good deep cleaning. Josh was quick to respond to messages and someone did fix the lighting & remove the pool closed sign while we were away. Josh messaged that his team reported the pool was open and available thru another gate. But, the pool was dirty, the water level was low, there was a water-hose in it and the gate from our porch remained locked. We were traveling with our grands so the play area, pool & yard were why I booked this higher price point property. None were available during our stay nor was any courtesy credit offered.

Overall enjoyed my stay. A few critiques include; the yard is not fully fenced off, a utility blade was found near the play ground, maintenance and yard work men were there two days of the ten we stayed without any notice and left the gate open.

Place was not clean upon arrival and hosts never answers you when you try reaching out, their chat is ran by AI, I didn’t get any response from a actual host so honestly it’s no telling if they even check on the people who stays here. I got 0 communication from them and ended up reaching out to customer service instead and they were able to help me. Shower was filthy, I didn’t even shower there because it was bad and I didn’t feel comfortable at all, I also saw a few bugs just laying around and I saw a few stains on the sheets. I ended up leaving early, I do not recommend this stay if you are someone who cares about being comfortable and staying somewhere clean, I wouldn’t give them my money ever again.

Roaches and mosquitoes REALLY REALLY BAD! The host kept giving run around on when they were coming to spray and never gave us anything definitive, had to cancel stay early because the pests were getting worse daily that you stop caring about the location. BRING SHOWER SHOES!!! Dresser falling apart, toilet moves if you lean to far in any direction, every single dish/pot in that kitchen had to be recleaned because it was either sticky or dusty and greeted with a bowl of granola bars that expired in 2023. Their chat is ran by AI and all their outdoor furniture is unusable because it’s dirty and needs to be cleaned.

The house was beautiful, but we were told that the 2 bathrooms were “almost identical” prior to booking. That is not the case. For a 4 bedroom home, another half bath or full bathroom would be beneficial. Instructions on how to use the dishwasher would have also been helpful.

Upon arriving around 17:40, I observed neighbors openly smoking what appeared to be drugs in the driveway. The occupants of the adjacent unit were blocking the shared entrance, drinking heavily, and behaving loudly in a way that made the environment feel unsafe. I left immediately without ever entering the property. I contacted the hosts right away. Rather than addressing the situation meaningfully, they asked whether I had taken photos and stated they would only consider a refund if I canceled and they were able to rebook the unit. Canceling would also have prevented me from leaving this review. The hosts claimed it was safe to return, but I was not willing to risk my safety. Travelers should understand this is not a quiet or secure environment, and the hosts were unwilling to take responsibility when serious concerns were raised.

We stayed for the weekend with our family and two pets. The house itself is spacious with a nice backyard for dogs, which we appreciated. Unfortunately, the cleanliness wasn’t up to expectations, we found bugs, spider webs, and hair on the shower walls. One of the shared bathroom showers clogged and had no hot water. While the host provided toiletries the next day, the shower issues weren’t addressed during our stay.

Unfortunately, our stay did not meet expectations. Before arrival, I asked about the possibility of an early check-in and was told it would depend on cleaning and maintenance, but if ready we could check in free of charge. They knew ahead of time that we were hoping to check in early and told us they would try to accommodate this if possible. On the day of arrival, we explained we would be arriving just 20 minutes before the 4pm check-in time with two small children and asked if it would be possible to enter slightly early, but were told we would either need to wait until exactly 4pm or pay an additional $20. The condo itself also had several maintenance and cleanliness issues. The three-seater sofa was broken, with a large tear on one end and a collapsed seat. We reported this during our stay and were told something would be worked out, but nothing was ever done. The rest of the sofas were very uncomfortable and lumpy. Disappointed not professionally operated. Poor experience. -Unit is part of a home converted into 4 units. Hear the neighbors talking and beds squeaking. -no external lighting in parking area, back out onto one of the busiest 4 lane roads in Pensacola -Grass hadn't been mowed in weeks and wasn't mowed the week we stayed. Chicken bones were laying in the shared backyard. -arrived to find the past guest's linens in trash bags on the front porch and no shampoo, conditioner, or bathroom soap as listing indicated. Mgmt sent cleaners to pick up linens, never sent soap. -gas logs installed against code in closed fireplace -bathroom squeezed into an old closet -corners cut in construction incorrectly sized kitchen sink for the cabinet, no aerator in faucet, mini splits all very noisy. Heat couldn't keep up. -Insufficient kitchen lighting, one bulb is dim and the other flickers. Multiple past guests mentioned this. Mgmt has done nothing about it. Better choices in Pensacola.

Josh tried, but property had no running water and was not in a private location at all. Also, neighbor dogs running loose around property. They wanted $20 to check in early. We waited until 4 on the nose and front door code didn't work. Ended up in a hotel, but we're refunded all but $30 from taxes. 🤷
