Manager Review

Carolina Beach Realty

Carolina Beach Realty's guest rating of 4.57 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

The view and beach access are excellent, but the property did not meet expectations and felt much older than shown. Cleanliness was an issue—there was visible pet hair and sand on the couch, along with a strong pet odor. I shared photos with the host but received no response, which was disappointing. Check-in was confusing due to multiple entry points with no clear directions, and the staircase area felt dark, dated, and had a musty smell. The dishwasher was also rusted with broken racks. Great location, but the home needs better cleaning, maintenance, and communication.

My family and I had a great time here, the condo was in a perfect location right next to the beach. The space was clean, has a great balcony overlooking the ocean, and was perfect size for my family of 4.

It was nice but there was so much of somethings in the kitchen and not enough of others. There are maintenance issues like dripping faucet in main bathroom. Door nob in the same room on porch door needs to be replaced. The value/cost was a 85/100.

I stayed here from April 30th to May 3rd. The property itself is nice, comfortable, and has a great overall feel. I’m grateful for the stay and did enjoy the space. However, communication with the host could be improved. Responses were delayed, and no one confirmed if my phone number on file was correct. When we had issues with the water heater and water pressure, we couldn’t get guidance and had to search accessible closets ourselves. I also asked about a late checkout but never received a response. There are a few minor maintenance concerns as well. The bed frame in the master bedroom seems to need repair or replacement, as it sank slightly when sitting on the corner. Overall, it’s a nice place, and with better communication and small fixes, it could be an even better experience. I would consider staying again.

We stayed in Ocean Dunes around four years ago and we love this resort. Unfortunately, despite a fantastic location, the apartment has not been maintained fully. The kitchen looks tired with old cabinet doors and worktops; no blinds in bedroom; balcony doors not sliding/not locking. The balcony deck boards need replacing and re-nailing. We called the agent about some of these things and they resolved within 4 days. We love the location but clearly the properties are not being well maintained. The beach-side location is fantastic but unfortunately there was beach maintenance which was not communicated or noted to us in advance - this involved significant work on the beach through the night (shaking the condo and significant noise). As a family, we were disrupted for three nights but only compensated $100 which we were absolutely not happy with. It is such a shame that despite the great location, the customer service from CBP was slow and not proactive when we raised the issues.

We rented through Carolina Beach Realty, it was hard to get a response, when calling the office you had to wait on hold, thank goodness the homeowner was there to make sure the house was ready and she was able to get us in. She also left her number if we needed anything. sure enough we had an issue with a TV, I messaged Rhonda and she sent her son to fix the TV. Home is beautiful and well equipped for cooking. Cannot wait to go back. Shout out to Kure Beach FD, we needed a beach wheelchair and we were able to get one from them.

We arrived to find a note with large writing outlining their “Don’ts” -don’t open the windows Don’t drink the water it is unsafe ( this was not disclosed previously) Don’t consume ice cubes from the refrigerator because they are also made with contaminated water The WiFi information they provided was inaccurate and every time I tried texting them they simply replied with the same inaccurate info. We finally found a paper with the correct password in the unit. When asked why the water was unsafe they refused to provide any details just not to consume it. They took a long time to respond to each text. The emergency after hours number provided was out of service. When we contacted Airbnb they immediately agreed that the host agreement had been violated by not providing potable water and they issued us a refund. The furniture was cheap and uncomfortable. Would not recommend even if there wasn’t a problem with the water

We LOVED the apartment. everything we needed, great location. It was clean and super comfortable. We did not receive the security code to check in on our day of arrival. I called the emergency number that was provided through Airbnb and that service was unavailable. I texted the number they said would be sending the code, that was unavailable too .I then googled to find another number. when I finally got hold of someone, I received the code. it is now 4 days since this happened, and no one from Carolina Beach Realty has reached out to acknowledge that this happened. they did reach out to remind us to leave a 5 star review. poor communication.

Lovely view of the ocean from the living room and primary bedroom, comfortable seating, W/D helpful and super easy access to walk on the beach. Only problem we had was there was very minimal soap/no DW detergent in unit and no response from mgmt to our inquiries. If cooking or drinking coffee, have all items with you when you arrive, including cooking oil, foil, etc. Two pods of coffee would have been nice just to get us through that first morning. Maybe we didn’t read the details before arriving but we’re used to a few more amenities from other AirBnbs. Still, it’s a nice quiet beach environment great for a getaway!

Our stay was peaceful, and the place has the potential to offer a great experience. The location is excellent—probably the best feature of the property—as it sits right in front of the ocean and the surroundings are very pleasant. The kitchen is also well-equipped. However, it would be good to improve a few details. The sheets had an odor that gave the impression they weren't completely fresh; communication with the host was limited; and the patio grill was very dirty, so we had to clean it ourselves in order to use it. With a few improvements regarding cleanliness and communication, the place could offer a much better experience for guests.
