BnB My Place's guest rating of 4.76 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“The location was close to the university and the Airbnb was generally okay but lacked extra amenities (such as they only supplied one roll of toilet paper) and had some leftover trash like used kcups. They also list that they will accommodate check-in but don't share that it is a $25 per hour fee.”airbnb

“Bedroom televisions were not working, all you got was fuzzy snowy picture. At master bedroom, the mattress was uneven lumpy in some areas. Coffee was only available for day one”airbnb

“We had a good stay but we wanted 3 bedrooms noone wanted to sleep on the sofa bed. I suggest next time mention it is 2 bedrooms and a sofa bed.”airbnb

“Beautiful location right against the mountains and walkable to hiking, but the stay was disappointing overall. The property is functional but worn. Road noise from Oracle was significant, and the mosquitoes were severe, both inside and outside. We killed several mosquitoes inside every day, which made the stay uncomfortable and made me wonder if there may be standing water or a leak somewhere on the property. There were also maintenance and comfort issues. The stove stopped working, though it was later replaced. The in-unit laundry did not work, the shared laundry area smelled like smoke, the hide-a-bed was unusable, the couch was uncomfortable, and the fridge was very small. Some of these issues would have been easier to overlook if the host had been more flexible when we made a reasonable request well in advance to change our dates. The refund offered for the unused week was only about $50. We were also charged after checkout for a remote we did not lose, which was frustrating.”airbnb

“The stay itself was fine, but the way a damage issue was handled left a bad taste. The provided iron released rusty/rust-colored water from the steam function, so I used a towel to protect my shirt from staining. After checkout, I explained what happened, but I was still charged for the towels. They said I should have reported it during the stay, but I don’t think guests should have to interrupt their trip to troubleshoot a malfunctioning listed amenity in order to avoid being charged for it later. Charging a guest for damage caused by a listed amenity feels unfair to me.”airbnb

“I have asthma and very sensitive to household chemicals like air fresheners and dryer sheets. I contacted host asking them to remove these items and put in garage. They did not and fortunately, I did not have a reaction to the chemicals. Found bugs in bedroom and bug poop on the walls. Ceiling fan/light didn't work. Lamp shade was broken. Sliding glass door didn't work. Ripped screens in backyard. Cold air returns dirty. Garbage in garage. Knobs missing on kitchen cabinets. Dirty dishes and silverware found in cabinets, overhead light for stove not working, needs more than one towel for dishes, etc. Host did contact me and wanted to have cleaning crew come in to do deep clean while we were there but I wasn't comfortable with that.”airbnb

“House was good value. Clean. Good water pressure. Beds were fine. Neighborhood was just ok, but quiet. Nothing fancy. Close to our activity. Trouble was, I shipped a package to the house and scheduled it to arrive the day I arrived. I didn't think it was a necessary to tell the owner. It arrived a day early, but wasn't there when we checked in. I informed the owner and it took them a day to get back to me. Allegedly the cleaning crew picked up and locked it in a storage closet, even though it had my name three places on it. They said they would charge me $30 to have someone drive to the house to remove it from the locked storage closet. I had no choice and paid their fee. It was frustrating that I had to pay for a package with my name on it. Didn't feel like good service.”airbnb

“Newer and clean home. The host was very responsive with everything. The one issue we had turned out to be the entire stay and was never remedied. The master bedroom light would only turn on with the fan and you couldn’t turn off the fan (on high, sending papers an anything wake not tied down flying ) without also turning off the light, unless you had the remote. Problem is there was no remote. We wouldn’t have even cared if it was a shorter stay, but we were here almost 3 weeks and the only remedy the host had was to “look around for the remote” (we scoured the entire house. Finally after several days of us telling them that there was no remote, they came to the conclusion that the previous guests must’ve taken it on accident. However, there was no remedy other than not using the master bedroom light.”airbnb

“Overall pretty decent Airbnb but likely not worth the price for most. Pros: easy to check in, clean, spacious and nice house for the most part. It was close to the county fairground where our event was located. Cons: the king size bed is a sleep number and was broken upon arrival and not usable, it took about 24 hours to be fixed. When the cleaning crew fixed the bed we could hear the owner on speakerphone making disparaging remarks about previous guests and making other uncouth comments. Also there are TVs in all bedrooms but none work including one that is literally broken. The living room tv did work. The master bathroom was spacious but terrible water pressure in the shower. I’d say the house is ok for a family maybe not great for adults. The other beds are too small for adults. Vail is small with terrible food options. Last thing is this does not appear to be someone’s actual home and more of a house that just gets rented out, the host sends automated messages etc.”airbnb
