Beyond Expectations Vacation Rentals's guest rating of 4.73 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Overall pretty good with a good location, but the dishes were not clean upon arrival and it would of been nice to be given a full container of dish soap. Shower curtain was also damaged.”airbnb

“Wir haben uns nicht wohl gefühlt. Ungepflegt und veraltet, Treppenteppich dreckig, Badezimmer sehr ungepflegt, Die Kissen hatten ein ekliges Geruch. Wir haben auch nicht gut geschlafen. Die Wohnung ist sehr dunkel und deprimierend. Wir empfehlen es nicht leider…”airbnb

“We really enjoyed the layout of the cabin with three distinct sleeping areas. The community was nice because it had a community pool and a pickleball area. The hot tub and screened-in porches were great. The reason I can't give it 5 stars is really more about the management of the property than the property itself. When we arrived at 11 pm the first night, the air had not been turned on. It was 82 degrees in the house, and it took hours to cool down at all. That made it impossible to get up early the next day. The showers in the bathroom were not clean (lots of mold). The most disappointing thing was that the cabin had virtually nothing (no body wash, nothing for cooking, not even salt and pepper). We had to spend so much money buying things that are standard in a rental, such as toilet paper, paper towels, laundry detergent, and anything for cooking because it either wasn't there at all or definitely not enough for a week.”airbnb

“This place overall was nice EXCEPT THERE WAS MULTIPLE ROACHES. That kind of overshadows the rest of the stay , we left a night early because we weren’t comfortable after that. They did offer to send someone out to spray but there was scheduling conflicts with us trying to do vacation things and not being on our phones so we responded after “business hours”. They told us they would let us know when someone was on the way to spray the next day and then never heard from them. Definitely made me feel uncomfortable after mentioning I would write it in the review. Pros: Really spacious Fun games Awesome hot tub Saw some bears right off the porch ! Mainly clean (beds, showers, floors) Cons: Roaches Very large windows with no curtains ( neighbors can see right in on all sides of the house ) Lightly stocked kitchen Only allowed 2 trash bags STEEP entrance and not accessible for all No shower water pressure. Even cut off on one of us for like 5 minutes mid shower”airbnb

“This home was just built. lots of construction going on in the plan. the house was not cleaned properly and lot of construction dust etc around and they just moved the furniture in anyway to get rent. in my previous email I asked that the furnace filter be checked because everyone was having breathing issues in the mornings. the house was nice enough but way too many stairs to suit us. I would not recommend this house. sorry”airbnb

“Although it is disclosed prior to booking the road leading to the cabin is VERY VERY NARROW. We drove a truck and it was hard to maneuver on the road. People mention that there’s a “fork” further up but that’s not the case. You’re essentially driving on a road right next to a cliff. I understand being in the mountains but the property owners should contact the city to get workers out there to cut down some of the brush/branches that are sticking out in the roadway. At least that would make it more visible and hopefully a little more safe. You will need to be very experienced with backing up in tight spaces. It’s in a beautiful location but the cabin was very dusty and had some type of hair on the floors. There is a slight sewage smell outside and in the downstairs bedroom. There was also black scum on the kitchen sink where they caulked it. Overall the cabin needs a good deep clean and needs some maintenance done. It’s not child proof so keep in mind if you have little ones.”airbnb

“My stay started off very disappointing. This cabin had a serious cleanliness and safety issue wich what appeared to be two rodent nest one of them under the stairs and the second one inside a drawer which forced me to pack up and move immediately. I was then placed in a second cabin wich was amazing and was told I could stay but then shortly the next day I was asked to move again because the host on their side dint realize they had guest checking in so I was force to move to a third cabin managed by a different host, luckily I had no issues there. This meant multiple disruptions, lost time, and extra driving during what was supposed to be a family trip with my daughters. Although I eventually received a refund and some credit, it did not make up for the inconvenience, stress, and time lost dealing with these issues. I would recommend future guests confirm the condition of the property ahead of time. Unfortunately, this experience did not meet expectations”airbnb

“I’m usually not wanting to leave a bad review, but there were so many problems with this property going from no Internet and unable to make contacts with bears in the area(they did mention that their bears in the area) two pee stains on the bed in a noticeable smell to a bad leak under the sink that couldn’t get fixed till next day, but the worst thing of all in my opinion is how standoffish and rude they were every time we tried to get anything resolved and I know it was not for how I acted because I know that being rude just gets you worse treatment so for the first time ever I’m gonna leave an extremely negative review mainly because of how the people treated us”airbnb

“I had a very disappointing and frankly disgusting experience at this Airbnb. Upon arrival, it was immediately clear the property had not been properly cleaned. Every bed had issues, including hair and what appeared to be dried boogers on the sheets. There were also multiple stains, including one that appeared to be bodily fluid, which is completely unacceptable. I contacted the host and was told new sheets could be brought the next day, which was not reasonable with four kids needing beds that night. I ended up washing all the sheets myself so they could sleep and was up until almost 1:00 AM drying and remaking beds. After all that, I was only offered a $50 credit, which does not come close to making up for the condition or inconvenience. Cleanliness is the bare minimum, and this place failed badly. I would not recommend anyone stay with this host due to their lack of care and effort to make things right.”airbnb

“We asked for an early check in was told no because the cleaning and maintenance team was still at the property. We arrive and first thing the lamp shade is off the lamp, there was a dead rat in a trap in the downstairs bathroom, Sheets were dirty, Couch had stains, door frames were falling down when you shut doors and the hot tub was absolutely disgusting, it was green and half empty. Someone did come out and empty the hottub and refill it but the hot tub itself was still absolutely disgusting the inside of the hot tub was brown everywhere and it would not get hot, we had to fill the hottub up everyday hoping it would work and it just kept leaking and not getting hot. There was trash under the beds and beside the games down stairs. The bedroom upstairs isnt even a bedroom it’s just a bed in a loft area. This property is definitely not worth what we paid for it.”airbnb
