Beach Realty & Construction

Beach Realty & Construction's guest rating of 4.20 is below average and may adversely impact performance. Some of this can come from specific properties they manage — but where reviews point to manager weaknesses (responsiveness, cleanliness, listing accuracy) that would apply to your home too, they can adversely affect your bookings and the quality of guests you attract.

“Good location but that’s it. For a rental accommodating 12 people, we received only 3 trash bags, floors were dirty, blankets were stained, and there was visible mold in the washing machine. “Mgmt” offered to send cleaners after we reported it, but by then we had unpacked and already cleaned ourselves. The house should have been properly cleaned prior, as it wasn’t occupied for 4 days, not after guests discover the issues. We were then told someone would come address the moldy washer. Nobody came, followed up, or even communicated that they weren’t coming. The next frustrating part is how strict their check-in policies are while apparently holding themselves to a much lower standard for cleanliness, maintenance, and communication. Plenty of expectations for guests, but very little accountability in return. A good location doesn’t excuse poor cleanliness and poor management. For the price, this was extremely disappointing and we do not recommend booking with this company again.”airbnb

“The beachfront was beautiful! The house was a bit run down and the back bedroom with the queen bed was so slanted we didn’t feel comfortable sleeping in it. There was a second bathroom but it was outside and very hot. The sand dune was close to the house and you couldn’t actually see the water from the porch, which was also slanted. We also had to pretty much do all of the cleaning other than the laundry. I also messaged the host for the WiFi password and was never responded to but I kept getting automated texts from them. Location was amazing but that is the only thing that “wow”d us.”airbnb

“The house has so much wear and tear. It hasn’t been deep cleaned in years and needs a facelift. Disappointing since the home has such good bones. Furniture is old, toilets broken, walls scuffed, pool needs resurfaced. The grill seemed like a practical joke for a house of this caliber. It’s typically smart to inventory broken items when you come to a home, but we would have spent our whole vacation building the inventory. Location solid, size great, all of that. But seems like a home that no one took pride in. Sad”airbnb

“I would not recommend this place for families with small children. The guests on the top floor made a lot of noise starting around 5:30 AM every morning. There was constant footstep noise and loud sounds that seemed like furniture was being moved, making it very difficult to rest. We also saw several large cockroaches, along with some smaller ones. My kids were very scared after seeing them. The storm door does not have a lock, and because it closes very quickly in the windy conditions, it hit my head while I was carrying our belongings outside. Overall, my wife and I did not enjoy our stay because we couldn't get enough rest. Unfortunately, we would not book this place again.”airbnb

“Floors and carpet were dirty with stickers in the carpet. All rubbish cans found had locks on them. Window blinds were damaged in all rooms. Windows were very dirty. No Toilet paper for bathrooms. Looked like the house instruction were written on a one for all basis, which did not really fit our unit. I reported the front storm door being broken on arrival and they stated someone would contact us. No one did. Bag of dirty laundry was blocking the front door on arrival. It remained on the deck for the entire 4 day stay. They did not really integrate with Airbnb well. Most communication was outside of the Airbnb system. I would not recommend this agent and won't stay at one of their units again.”airbnb

“Beautiful location with incredible views. The place is nicely furnished but everything is a little run down. And you’ll be dealing with a realty company, which is stingy on the toilet paper and dish soap and dishwasher tablets. Bring your own bodywash and shampoo and literally anything you would put in your body, including salt and pepper because the place offers nothing.”airbnb

“Beautiful home and beautiful surroundings. The home was very spacious and accurately resembles the pictures. The pool was a good size and plenty of chairs were provided. We absolutely loved the swing on the porch! Nice beach access! The kitchen came with plenty of cooking equipment and utensils. Only complaints were no grass for pets to go potty, outside shower wasn’t cleaned and had trash in it, and the hot tub had an issue and due to the holiday they didn’t respond for 2 days. Otherwise it was a great place and my family and I enjoyed every minute of it and would love to return!”airbnb

“This the only place I have stayed that provides coffee machine but no coffee, plates but no good pans, and no condiments at all. They also only give 3 trash bags no matter the length of stay and 3 dishwasher pods, very interesting set up. Just to be aware of these and bring all daily stuff you can think of to use, including paper towel and tissue paper, to be able to enjoy fully your vacation! I love the location but something details matter too. Beds are also terrible , can’t think of worse ones, there’s little move on the bed , you will feel it like earthquake and super soft with no support… checked with my friends together on the vacation and they felt the same way unfortunately”airbnb

“The condo was great for a family, the kitchen was well stocked with everything you should need including a Keurig. The pool was nice and heated and the beach access was very close by. Also a plus the grocery store was walking distance as well. But the floors in the condo were so dirty, my baby’s pajamas were nearly black after she crawled across the floor. There was no hot water upon arrival, called and left a message as it was after hours. The office should have returned my call when they opened at 9am. They did not. I called again to report it. We went almost 24 hours without hot water. Completely unacceptable after a long travel day. The patio furniture is so filthy it stained our shorts after sitting on it. OBX is beautiful and we’ll be returning but somewhere with a different host or privately owned and operated!”airbnb

“A beautiful, spacious home, clean and the horses are magnificent. It's difficult to find as the roads come and go. They ask you to go to the office for a 'starter pack', but didn't say there was absolutely NO toilet paper in the home. Communication was late with the Airbnb app, Happy Trails app and a phone number, multiple websites, all pointing to a phone number. We had trouble with appliances, heat, hot tub, that all could be fixed with a house instructions binder, but none was present. Even checkout instructions were unclear and no response. It's a pity, because it's a beautiful home, excellent location, comfy furnishings, gorgeous view, tons of amenities, all live up to the ad.”airbnb
